What is a hotel condominium?
A hotel condominium features key-ready hotel rooms and suites that individuals can buy. Properties can then be used for personal vacations or rented out.
Hotel condominiums are attractive to buy because of their convenience and low maintenance. Although they're used as hotel suites by guests, they’re individually owned as condos.
Typically, hotel condominium resorts feature restaurants, bars, a spa and gym, a meeting space and a well-staffed reception/concierge desk.
As a Bermudiana Beach Resort condo owner, you’ll benefit from modern, carefree ocean-front living. When you’re not in residence, rentals are managed through Hilton’s 24/7 reservation service.
Bermudiana Beach offers studios and one-, two- and three-bedroom condos, sleeping four, six or eight people. The condos then double as one- and two-bedroom suites when in hotel room mode.
Each condo has a fully-equipped kitchen or kitchenette and dining area.
Revenue from the nightly rental business is split between the owner and the hotel management company. At Bermudiana Beach Resort, 40% of Net Rental Income goes to the owner, while the balance goes to Hilton and the resort team for running the hotel.
From its share, the hotel management company covers all costs for hotel staff, management, marketing, utilities, insurance, common area repairs and maintenance. The condo owner pays for the repair & maintenance of the condo they own, together with utility costs, insurance and Homeowners Association charges.
At Bermudiana Beach Resort, owners can occupy up to three months of each year spread over a number of visits with certain seasonal restrictions. We call this ‘90-day usage’.
In short, you get a spacious vacation home you can visit time and time again. When you’re not in residence, Hilton’s 24/7 global reservations system can rent it out for you.

The legalities of Bermuda property ownership
Section 3 of the Bermuda Immigration and Protection (Tourist Accommodation and Hotel Residences) Regulations 2010 allows owners the right to occupy tourism-designated property for a maximum period of 90 days in any given calendar year.
Bermudiana Beach Resort’s condominiums are classified as hotel residences rather than condominiums in a normal apartment building, and therefore, we have to comply with the above.
Other controls are in place to comply with the island’s tourism regulations and maximize your property's potential rental income.
What’s the impact for Bermuda?
Bermuda’s higher spend tourists arrive by air, rather than by cruise ship where passengers stay and dine on board. But island hotel stock is ageing and air arrivals in Bermuda have fallen as a result.
Bermudiana Beach will help to redress the ageing hotel stock issue, boosting air arrivals and helping the island’s tourism sector.

- A hotel condominium features key-ready hotel rooms and suites that private individuals can also buy as studios and apartments. Owners can then use these properties for personal vacations in desirable locations. They can also offer their properties for rent through rental programs when they are not in residence to earn rental income.
- Hotel condominiums are attractive to buy because of their convenience and low maintenance. While they may look like a regular professionally furnished hotel to hotel guests, the rooms and suites are individually owned as condos.
- Typically, hotel condominium resorts feature restaurants, bars, a spa and gym, a meeting space and a well-staffed reception/concierge desk.
- As a Bermudiana Beach Resort condo owner, you’ll benefit from modern, carefree ocean-front living with the opportunity to generate rental income from your condo when you’re not in residence.
- The condos are designed to function as one, two or even three-bedroom hotel suites, sleeping four, six or eight people respectively. Each condo has a fully-equipped kitchen or well-equipped kitchenette and dining area.
- Revenue from the nightly rental business is split between the apartment owner and the hotel management company. At Bermudiana Beach Resort, the split is 40% of Net Rental Income to the owner and 60% to the hotel management company. Out of its 60% share, the hotel management company covers all costs for hotel staff, management, marketing, utilities, insurance and common area repairs and maintenance retaining a small amount as profit. The condo owner must still pay Homeowner Association charges.
- At Bermudiana Beach Resort, owners are restricted to 90 days of usage each year with certain seasonal restrictions.
- Whenever you are not in residence, you can rent your condo out.
Can I occupy year round or are there owner usage restrictions?
Section 3 of the Bermuda Immigration and Protection (Tourist Accommodation and Hotel Residences) Regulations 2010, allows owners to occupy tourism-designated property for a maximum period of 90 days in any given calendar year. Bermudiana Beach’s condominiums are classified as hotel residences rather than condominiums in a normal apartment building and therefore the resort has to comply with the above.
So, if you own at Bermudiana Beach, you, your family and your friends can use your condo for up to 90 days (3 months) each year. The other 275 days (9 months), plus any days and weeks you don't use from your 90-day usage allocation, can be made available for rent through the Tapestry Collection by Hilton’s global sales and reservation system and powerful 100 million-member Hilton Honors loyalty program.
There are also seasonal controls to ensure the year-round viability of the hotel as follows:
Prime Season (May to August): During the Prime Season, you can use up to 30 days of your 90-day allocation, either all at once or split into multiple trips.
Tranquil Season (November to February): During the Tranquil Season, you have unlimited use. You can spend your entire 90-day allocation in one visit or split it into multiple stays, perfect for escaping northern winters.
Connoisseurs Season (September/October and March/April): During the Connoisseurs Season, you can stay up to 40 consecutive days, as long as these days are evenly split over two months, in other words by taking 20 days in one month and another 20 in an adjacent month.
